Maintenance Supervisor
Duties and Responsibilities

RESPONSIBILITIES

The Maintenance Supervisor is responsible for planning, assigning, supervision, and reviewing the work of skilled and semi-skilled workers in the maintenance, repair, and remodeling of all Spirit Lake Housing Corporation managed units.  Work includes the application of building trades skills in inspecting housing units to decide appropriate work to be performed, determining priorities, and work planning and control for the most effective use of manpower.  Work performed under general direction of the Executive Director and in accordance with Native American Housing Assistance and Self Determination Act of 1996.

MAINTENANCE SUPERVISOR JOB DUTIES

  • Conduct move-out inspections of units with SLHC Inspector to determine maintenance needs.

  • Coordinate maintenance services requested by tenants to ensure housing standards are maintained.

  • Assist the tenant specialist with the orientation for new and existing tenants.

  • Schedule maintenance for each day of the week including assigning overtime work.

  • Report regularly accomplished results and subordinates job performance to Executive Director.

  • Make recommendation to the Executive Director on hiring, discharge, and salaries of maintenance employees.

  • Provide on-the-job training.

  • Administer grievance and discipline of maintenance personnel.

  • Establishes or adjusts maintenance procedures to meet housing needs and policies. 

  • Use computer to maintain work orders and work order charges

  • Establish, maintain and update a complete list of tenant maintenance charges

  • Advise maintenance personnel in all areas of maintenance.

  • Ensures that major equipment and tools are maintained in safe, operable condition or replaced.

  • Arrange for or provide training for personnel and residents as it relates to the safety and maintenance of SLHC housing units.

  • Attend and participate in training opportunities and seminars relevant to this position

  • Participate in the development of budget, policies and procedures related to maintenance.

  • Ensure the appropriate use and proper care of maintenance vehicles.

  • Any other job duties assigned by the Executive Director.
